Redevelopment of Care Facility on a Challenging Legacy Site

Project scope
Brookwater House is a new 82 bed residential care home for the elderly, delivered on the site of the former Honeysuckle House care home in Enfield. The previous building, which had been vacant for over three years, was carefully demolished during the pre-contract phase, with all enabling and main construction works delivered under a single contract. The project features a large basement structure and comprehensive piling across the site, including complex retention works around a key Thames Water asset, New River.

Sustainable Design Enhancing Resident Wellbeing and Environmental Performance
The new care home has been designed to maximise resident views of the New River, enhancing both the outlook and connection to the surrounding environment. Sustainability has been prioritised through the incorporation of green roofs, biodiversity features, and SUDS measures such as upper ground drainage planters. The developmental so includes infrastructure to connect to the London Borough of Enfield’s District Heating Network within five years of handover, as secured through a Section 106 and connection agreement, under scoring the project’s long-term environmental performance.
