In the construction industry, one of the biggest risks for any project comes from scope and cost creep. Our service is designed to minimise risk, identify any potential problems before they occur and offer a continuous, complete and independent picture on all matters that concern a project fund.

Our Fund Monitoring Service covers all stages of a project and usually provides the following:

• An initial report on the project which is usually a condition to the drawdown of funds according to a financing agreement
• Monitoring and monthly reporting on the progress of the project
• Change control procedures manage scope and cost variation
• A Final report confirming that the information forming practical completion has been successfully completed and issued

Fed3 Projects provide added value and peace of mind by undertaking pre-contractual exchange technical due diligence to advise Clients on the project specific abnormals and associated costs relating to potential future site development.  This includes property matters, design, building construction, site legals, site investigation, incoming utilities, site surveys, statutory approvals and other development matters.

Subject to the information available on any given site,  we can recommend and procure the scope of services and surveys as required, place and manage appointments and site access, culminating in a detailed report to the Client.

Fed3 Projects regularly co-ordinate and manage the design professionals and consultants involved in the planning application submission process for Clients.

Subject to the information already available (potentially obtained during any due diligence process), we can recommend and procure on your behalf the additional services, surveys and Consultants needed in order to fulfil all the relevant planning validation requirements.

We will lead Design Team meetings, monitor all contributors to ensure information submitted is consistent and delivered on time, if necessary attend any pre-application meetings, public consultation events, collate and col-ordinate all the application drawings and supporting documents, review and then submit the formal application.  We will then be the lead point of contact for any queries that may arise whilst the application is determined by the LPA.

This service can start from pre-application and, where necessary, run through to planning appeal.

Fed3 Projects, in their role as Project Manager, will scope, appoint, co-ordinate and manage the design professionals and consultants involved in a project in order to produce fully co-ordinated Tender Documents that are robust enough to ensure that our Clients receive the built product required at the best possible price.

Fed3 Projects will review and analyse all consultants fee proposals received for scope of service compliance with the chosen procurement solution and industry benchmarking, culminating in project specific fee proposals and pre-contract allocations, acceptable to our Clients.

Fed3 Projects achieve this with careful presentation of the pricing information, provision of detailed cost headings and the inclusion of the correct level of design and specification information to ensure the Employers Requirements are accurately and correctly detailed in both written and drawn formats, allowing the tendering Contractors to fully understand the detail of the Clients design intent.

Fed3 Projects carry out a forensic tender analysis on the Contractors tender submissions received to ensure that tender returns are correct and equalised in scope via post tender interviews. Detailed post tender Client reports are produced leading to preferred Contractor recommendation, selection and appointment.

Fed3 Projects leads the construction phase with a clear focus on quality, cost control, and programme delivery. We act as the central point of communication between the client, contractor, and consultant team, ensuring the project is delivered in accordance with the agreed design, specification, and contractual obligations.

Throughout construction, we manage the day-to-day coordination of site activities, oversee contractor performance, and facilitate regular progress meetings to keep all parties aligned. We monitor programme milestones, track variations, control costs and proactively identify and resolve any risks or issues that may arise—minimising disruption, avoiding delay and ensuring the project stays on course for cost, quality and time.

Our team carries out rigorous reviews of contractor progress reports, health and safety compliance, and quality control procedures. We provide our clients with clear, timely updates and strategic advice, ensuring that decision-making remains informed and aligned with project goals. We carry out the snagging process with the resource required to ensure the defects inspections are organised, timely and carried out to precision to ensure the built product meets with our clients expectations.

At the end of this period we utilise a detailed Practical Completion checklist to ensure that all documentation, certifications and warranties are in place and planning conditions discharged. A detailed final inspection will inform and update the defect list before issuing a Practical Completion certificate and effecting a building handover to the client to allow the building fit-out with loose fixtures, furnishings and equipment to commence.

Fed3 Projects remains actively involved during the Defects Phase to ensure a smooth transition from project completion to full operational use. Our role is to protect our clients’ interests by managing the resolution of any outstanding or newly identified defects in a timely and efficient manner.

We coordinate with the contractor and relevant consultants to track, assess, and close out all defects under the terms of the building contract. Regular inspections and liaison with the clients maintenance and development team form the basis of detailed defect lists, which we manage and monitor through to satisfactory resolution. Our focus during this phase is to maintain quality standards, uphold contractor accountability, and ensure minimal disruption to the end users.

Throughout the Defects Liability Period, Fed3 Projects provides ongoing support, manages communications, and ensures that all rectification works are completed to the required standard. bringing the project to formal close with confidence and clarity before issuing the final Making good Defect Certificate and releasing the final retention payment to the Contractor.
